Project Update - June 2007
The Atwood Parking Center enhances the urban environment of downtown Anchorage by providing retail shops, restaurants, and other businesses at ground level with nine floors of parking overhead. The garage provides more than 840 parking spaces that will consolidate State employees’ vehicles into one structure. Forty spaces are available for visitors on State business. The street-front retail spaces, tucked under covered walkways, form a brightly lit colonnade. The colonnade promotes and sustains pedestrian activity, particularly in winter. Heated sidewalks ring three sides of the building for added winter safety. Retail along F Street forms a strong pedestrian link between the Civic and Convention Center, Performing Arts Center (PAC), and the Egan Center. Retail along E Street and 7th Avenue draw pedestrian circulation to the Convention Center. Entries to retail are from the colonnade. New sidewalks will be wider than the existing ones and be patterned and textured. Bike racks, seating units, and kiosks are included as site amenities.
The Design-Builder (Davis Constructors & Engineers, Inc. and KPB Architects) has completed and submitted its full-building permit documents to the Municipality of Anchorage (MOA) building department.
The majority of foundation work is complete and the Design-Builder progressed on to first floor columns and shear walls this reporting period. Additionally, formwork, post tension cables and rebar placement work was initiated on the second fl oor deck. Major procurement activities have been completed and shop drawings are well underway for the various building systems. No further contamination or underground storage tanks have been found on the site. Utility companies continue with their relocation work with progress reported as on schedule with most of the deep utility work inside the building footprint complete.
Leasing Update
ACCT, LLC and the Design-Builder continue working with the State of Alaska (SOA) on tenant lease coordination issues for the fi rst fl oor retail spaces. One of the three tenant spaces has been leased with a second space nearing lease agreement. Concept designs have been developed for review and coordination for core and shell construction and submitted to the Owner for review and comments. The Design-Builder continues to work with tenants to finalize designs as well as schedule build-outs within the timeframe for the garage opening. Ongoing coordination meetings have been held with SOA and MOA on progress of the project.
Community Relations
The Developer (ACCT, LLC), MOA Staff and Contractor continue with individual meetings with affected businesses and tenants in the vicinity of the project, evaluating ways to reduce construction impact and provide alternative parking solutions.
Upcoming Activities & Tasks
Other activities and tasks scheduled for the next reporting period:
- Completion of form work, rebar, post tension cables and pouring of the second floor deck.
- Continue utility relocation work.
- Continue coordination and response to
review comments from MOA on full
building permit submittal. - Neighborhood update meeting in mid-June.
- Kick-off Meeting with 1% Art Committee on June 11.
- Completion of deep utility relocation work – summer 2007.
